East Pasco offers a range of settings, from established downtowns and rural roads to newer neighborhoods with shared amenities. The right starting point depends on your budget, the home you need, and where you go each week. This guide brings together local resources, city home searches, and practical questions to ask before choosing a location.
I'm Brad Gordon with Dalton Wade Real Estate Group, based in Wesley Chapel. I help buyers and sellers across Tampa Bay, with a focus on these five communities. If your search takes you beyond them, I can help you explore nearby options, too.
Areas covered in this guide: This is an east Pasco and nearby communities guide, not an official boundary map. Land O' Lakes is included as a central Pasco comparison. Mailing addresses, city limits, school zones, and MLS city labels may differ.
Which Pasco community should you explore first?
Use these introductions to narrow your search, then visit the city pages for listings. These are starting points for comparison; conditions vary within each area.

Wesley Chapel
Shopping, services, and planned neighborhoods
Wesley Chapel combines established subdivisions with newer planned communities. The Shops at Wiregrass and The Grove provide shopping and dining destinations, while Wesley Chapel District Park adds public recreation options. Compare the actual neighborhood, its fees, and your route to everyday destinations rather than choosing by the Wesley Chapel name alone.
Zephyrhills offers an established downtown alongside expanding residential areas. Start with downtown and Zephyr Park to get oriented, then compare the surrounding neighborhoods and new developments. If you are considering a manufactured home, confirm whether the land is included, whether there is lot rent, and whether age or other community restrictions apply.

Dade City
Historic downtown and surrounding countryside
Dade City's downtown has historic buildings, independent shops, and restaurants. Beyond downtown, the surrounding area includes rolling terrain and properties with more land. Withlacoochee River Park offers another place to explore nearby. For acreage, investigate access, usable land, utilities, drainage, and permitted uses at the property level.
San Antonio's town square and City Park offer a different setting from the larger commercial corridors nearby. The broader San Antonio mailing area also includes newer communities such as Mirada, known for its lagoon. A San Antonio mailing address does not by itself tell you whether a property is inside city limits; compare the parcel location and community documents.

Land O' Lakes
A nearby central Pasco comparison
Land O' Lakes belongs in the conversation when comparing the wider Pasco market, even though it is generally considered central Pasco rather than east Pasco. Explore its established neighborhoods and newer communities, and visit Cypress Creek Preserve or Conner Preserve for a look at nearby public conservation land. Test your routes along US 41 and State Road 54 from the particular home.
Plan some time outside the car. Walk through downtown Dade City, explore Zephyr Park, or visit The Shops at Wiregrass to see how each area fits into your day. For outdoor time, compare Withlacoochee River Park near Dade City with Cypress Creek Preserve in Land O' Lakes. Check the operators' current access information before visiting.
A familiar city name is only part of the decision. Look at how the specific home connects to groceries, medical appointments, recreation, work, and other places you use regularly.
Start with the kind of home you want
New construction or townhomes
Compare builder homes with resale alternatives. Look beyond the advertised price to the lot, upgrades, fees, completion timing, and the terms behind incentives.
Think about maintenance along with the extra space. A large lot does not necessarily mean all of it is usable, and a private pool has different costs from a community pool.
Looking for acreage, a land-owned 55+ community, a home without an HOA, or a particular layout? Tell me your requirements so we can build a search around the details that matter. A land listing is not the same as a home on acreage, and a manufactured-home search alone does not establish land ownership or community eligibility.
Communities to put on your comparison list
Mirada: A San Antonio-area community with a lagoon. Compare the home, section, assessments, and current access terms.
Epperson: A Wesley Chapel lagoon community. Review the particular property's fees and resident benefits rather than assuming every section has identical terms.
Two Rivers: A master-planned community in the Zephyrhills area with multiple builders and villages. Its official site distinguishes The Nest, The Landing, and other amenities; ask which access and memberships apply to your home.
Lake Jovita: An option to investigate near Dade City if golf is part of your search. Confirm club membership, fees, and access separately from the home purchase.
WaterGrass: A Wesley Chapel community with recreation amenities. Compare the specific neighborhood, home, association documents, and access rules.
HOA and CDD charges: Ask for current amounts, payment schedules, what they cover, and any separate amenity or club charges. Check whether assessments are already included in the tax estimate so you do not count them twice.
Homeowners and flood insurance: Get property-specific quotes early. Most homeowners policies do not cover flood damage; review separate flood coverage with your insurance professional and check the FEMA flood map.
Maintenance and utilities: Consider roof and system ages, pool care, landscaping, water and sewer or well and septic service, and any private-road responsibilities.
For general coverage information, visit FloodSmart. I can help you gather the property details and connect with the professionals needed to compare costs.
I-75, US 301, US 41, and State Roads 52, 54, and 56 are useful routes to understand when comparing this part of Pasco. Travel time depends on the exact home, destination, and time of day. Check your regular trip during the hours you would normally travel, including the drive from the neighborhood to the main road.
A starting point for the housing market
Snapshot checked October 27, 2026: This site's live MLS search returned about 2,200 active residential listings across the five city labels used in this guide, including houses, condos, townhomes, manufactured homes, and mobile homes.
This is a combined search count, not a count of all east Pasco homes or a single-family-only market report. Inventory changes daily. The live listings below use these same five city filters.
Relocating to Florida? Start with the area, then the house.
My family and I moved here from Colorado, so I understand that an out-of-state move involves more than picking a floor plan. I can help you compare locations, narrow your search, and use video walkthroughs to look more closely at properties before arranging a visit.
Send me your budget, timing, preferred home features, and the places you need to reach. We can build a shortlist and decide which areas are worth seeing first. If nearby Tampa Bay communities fit better, we can include them.
Common questions about living in East Pasco
Is east Pasco the same as Wesley Chapel?
No. Wesley Chapel is one part of the broader area discussed in this guide. Zephyrhills, Dade City, and San Antonio offer additional locations to compare, and nearby Land O' Lakes expands the search into central Pasco.
Which area has the most affordable homes?
Compare current listings with the same property type, condition, size, and ownership arrangement. A manufactured home with lot rent and a land-owned single-family home are different purchases. Include fees, insurance, taxes, and maintenance before choosing by price alone.
Does a new home cost less to own than a resale home?
Not necessarily. Compare the complete budget, including association charges, assessments, insurance, utilities, and maintenance. Builder incentives also have terms that should be compared with the resale options you would actually consider.
Can I buy a home here without an HOA or CDD?
We can search for those requirements, but verify them for each property using the relevant records and documents. Do not assume a home is free of restrictions or assessments because it is older or outside a planned community.
Can you help me find a land-owned 55+ home?
Yes. We can narrow the search around land ownership, location, price, and your other requirements. Before moving forward, confirm the community's rules, eligibility requirements, and fees.
Do you help buyers and sellers outside these five areas?
Yes. I work throughout Tampa Bay and nearby communities. Tell me where you are considering a move so we can discuss your options.
Where should your home search start?
Tell me what you want in a home and what you need nearby. I'll help you compare the options with straightforward advice and no pressure.
